How Baby Boomers Are Transforming Real Estate
The long-anticipated “Silver Tsunami” is here, as baby boomers now lead both buying and selling in the housing market. With more than 70 million Americans aged 65 and older, boomers are leveraging decades of home equity to fund new chapters in their lives. Many are downsizing - or “rightsizing” - to smaller, low-maintenance homes, while others are choosing to age in place with updates that improve safety and accessibility. Homes designed with universal features like step-free entries, wider doorways, and low-curb showers are increasingly in demand, reflecting the desire of older buyers to maintain comfort and independence in their own homes.
Another trend reshaping the market is multigenerational living, which has reached record levels. Families are combining households for caregiving, affordability, and connection, often seeking homes with dual primary suites, secondary kitchens, or accessory dwelling units. Real estate professionals who understand these evolving needs, and who can guide clients through rightsizing, aging-in-place modifications, and multigenerational arrangements, are uniquely positioned to serve this growing segment of the market. As the Silver Tsunami continues to influence housing trends, these shifts highlight the importance of flexibility, accessibility, and thoughtful planning in today’s real estate landscape.
L3Harris Expands Florida Facility to Strengthen National Defense
L3Harris Technologies has completed a $100 million expansion of its satellite integration and test facility in Palm Bay, Florida, to support the Department of Defense’s “Golden Dome” missile defense program. The new 94,000-square-foot facility will produce next-generation satellites designed to identify, track, and defend against hypersonic and advanced missile threats. The expansion highlights L3Harris’ commitment to delivering advanced space-based technology quickly and efficiently while maintaining high standards in U.S. manufacturing.
The investment not only strengthens America’s national security but also boosts the local economy through high-skill, high-wage jobs in Palm Bay. L3Harris currently has five satellites on orbit and 34 more in development for missile warning and defense, with the new facility enabling faster production and deployment. Local officials and company leaders emphasized the facility’s dual impact: supporting the nation’s defense readiness while fostering innovation and economic growth in Florida’s Space Coast.
