When people think about selling a home, they often picture the professional photos, online marketing, and the sign in the yard. What they don't always see is everything that happens behind the scenes before a home ever reaches the market. Preparing a home for sale can involve landscaping, decluttering, small repairs, coordinating vendors, and countless other details that help create a strong first impression.
While most of the preparation is carefully planned, there are times when unexpected situations arise and timing becomes critical. That's when having the right team can make all the difference. Whether it's coordinating a last-minute repair before photography, helping a seller tackle a project that's holding up a listing, or finding a solution when a deadline is quickly approaching, we're always willing to step in and help keep things moving forward.
One of our favorite examples involves our broker and team leader, Barbara, who put on a wetsuit and jumped into a seller's pool to repair a pool light before an important showing. It certainly wasn't part of a typical real estate day, but it perfectly reflects our mindset. When something needs to get done and time is of the essence, we're committed to finding a way. Florida Housing Market Continues Positive Momentum |
Florida's housing market continues to show positive momentum as we head into the summer season. According to Florida Realtors, both home sales and pending sales increased in April, signaling continued confidence from buyers and sellers across the state. "Florida's housing market continues to show sustainable momentum, with more buyers and sellers finding opportunities that make sense for their personal goals," said 2026 Florida Realtors President Chuck Bonfiglio. "We're seeing encouraging activity across the market, especially with pending sales rising in both segments, a sign that consumers are continuing to move forward."
April closed sales increased 2.4% for single-family homes and 6.9% for condos and townhomes compared to the same time last year. Pending sales, which are often considered a leading indicator of future closings, rose even more significantly, increasing 8% for single-family homes and 14.7% for condos and townhomes. Florida Realtors Chief Economist Dr. Brad O'Connor noted that these trends reflect a market that is continuing to normalize after several years of limited inventory and rapid price growth.
Home values have remained relatively stable, with the statewide median single-family home price reaching $420,000, up 1.8% year over year, while condo and townhouse prices held steady at $315,000. As we move into the busy summer months, the latest data suggests buyers remain active, sellers continue to find opportunities, and Florida's housing market remains on solid footing.

A New Generation of Homebuyers May Be Emerging |
Gen Z is taking a different approach to education and careers than previous generations, and that shift could have an impact on Florida's housing market in the years ahead. Rather than pursuing traditional four-year degrees, more young adults are choosing trade schools, apprenticeships, and career-focused training programs that allow them to enter the workforce sooner and often with less student debt.
Florida has seen significant growth in trade and workforce education programs, particularly in construction and skilled trades. As more young professionals begin earning earlier and carrying fewer education-related expenses, they may be positioned to start saving for homeownership sooner than many Millennials were. This could increase demand for entry-level homes, condos, and townhomes throughout the state.
For homeowners and buyers alike, these trends highlight the importance of keeping an eye on the next generation of homebuyers. As Florida continues to invest in workforce development and career education, today's students and apprentices may become tomorrow's first-time homebuyers, helping support housing demand for years to come.
